Toilets, faucets, shower valves, hardware, fixtures, and practical water-system troubleshooting.
Whether dealing with buildings, technical systems, business or people, I start by understanding how things work — then look for practical solutions that add value.
Explore maintenance workExperience-based support. Licensed trades engaged where required.Hotel maintenance rarely arrives in neat categories. Some issues are straightforward repairs; others require tracing how equipment or building systems operate before deciding what to do next.
Toilets, faucets, shower valves, hardware, fixtures, and practical water-system troubleshooting.
Ice machines, PTAC heating and cooling units, thermostats, and equipment fault assessment.
RFID lock programming, access-card issues, and electronic lock fault investigation.
Underground irrigation controls, parking-lot lighting schedules, and illuminated signage controls.
Initial assessment of receptacles, controls, lighting, and unusual voltage conditions, with licensed trades for regulated work.
Fire-door hardware, closures, windows, general maintenance, and exterior property care.
These examples illustrate the approach rather than an exhaustive job list. Diagnosing a fault, performing a repair, and recommending a contractor are different outcomes — and should be described accurately.
Clarified that the existing isolation valves were functioning and that residual water in the lines needed time to drain — avoiding an unnecessary full-building water shutdown for the task.
Investigated the machine by first working out the operating sequence, then narrowing down the likely fault before considering component replacement.
Worked with hotel RFID lock programming and card authorization issues, including differentiating problems affecting individual locks from those affecting multiple cards.
Repaired and configured aspects of the underground sprinkler system, and worked with programming for exterior lighting and signage.

A few earlier projects help explain where the building, electrical, and technical background comes from. These photographs show the completed homes. Google Maps imagery is credited below each image.

My background in maintenance didn't begin in a hotel. Over the years, I've designed houses, completed substantial construction and finishing work, carried out electrical installations under homeowner permits, developed acreage property, and operated exterior contracting and spray foam businesses.
Earlier interests in amateur radio, antenna systems, analog and digital electronics, computer interfacing, and programming provided a foundation for technical troubleshooting. Work in real estate, financial analysis, and business also taught me to weigh repair costs, risk, and the practical consequences of different decisions.
The common thread is learning how a system works, considering what could go wrong, and choosing an appropriate solution — including knowing when to call a qualified specialist.
Maintenance requirements can be irregular: several issues at once, then a quiet stretch. I am open to arrangements built around actual needs — occasional troubleshooting, specific repair projects, ongoing maintenance, or assistance coordinating qualified contractors. The objective is to address problems responsibly, minimize disruption, and agree on reasonable expectations.
For hotel ownership transitions, ongoing maintenance or an unfamiliar technical problem, I’m open to discussing where my experience may be useful.
